About the Project
The Legacy of the Vltava Raftsmen & Logging
The Smíchov Harbour
The site of the SIDE project was known for centuries as Červená zahrada (the Red Garden). The Smíchov banks belonged to raftsmen who tied wooden logs into rafts and floated them all the way from the Šumava Mountains down the Vltava into the heart of Prague. They connected the power of water with human skill, and Smíchov with the whole country — a genius loci born not of an empty landscape, but of current, craft and trade.
Today's modern riverbanks are no longer crossed by rafts, but their legacy here lives on. At SIDE Smíchov you don't just live at a modern address – you live in a place with deep roots, meaning and a story all its own.
The Project
Three Phases Harmonized in One Smíchov Energy.
A carefully planned urban whole that, in three phases, will completely transform the face of the Smíchov riverfront. Each phase adds a new function, unique views and a distinct character to the mosaic of SIDE – together creating a harmonious place to live, work and unwind.
Architecture
The Concept of Stepped-back Floors
The cascading shape of the buildings is not just a design feature – it's a functional solution. The stepped-back upper floors let daylight reach deep into the interiors and the inner courtyard, while opening up generous private terraces.
While the lower floors offer the calm of the shared courtyard garden, the upper ones reveal panoramic views of the Vltava and Prague. Whether you choose an apartment with a loggia, a balcony or a spacious terrace, you'll always have your own outdoor space – and your own piece of sky.
